Flat roof surveys in Lower Common

Flat roof surveys for homes and businesses in Lower Common

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Typical surveys look at ponding water that doesn’t drain away and splits and cracks in the covering, across upstands and outlets, GRP fibreglass and single-ply membranes.

Older buildings in small places like Lower Common may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits

A survey is a proper look at the flat roof, but it can’t do everything. The main limits are:

  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

What we look at

  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as Lower Common, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a photo-illustrated written report and our recommendations.

Getting ready for the survey

Different roofs, different checks

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Flat roof surveys around Lower Common

Historic houses like Stratfield Saye House, about 4.3 miles west, show how far back building in the area around Lower Common goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own one of the older houses in the streets near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Landlords with a home close to Crowthorne station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings like Charles Kingsley's Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Your questions about flat roof surveys in Lower Common

Does a conservation area affect roof work in Lower Common?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Lower Common?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
