Drone roof survey in Lower Common: what you get
From the air, the outer surfaces are clear, but it can’t see inside. We check the loft from inside where it’s safe, since that’s where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. Common reasons to book are flat roofs on upper floors that hold water and hidden gutters full of leaves, on fragile roofs, large and complex roofs and flat roofs on upper floors.
Villages like Lower Common frequently stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Honest limits
A survey is a careful look at the roof, but it can’t do everything. The main limits are:
- Flights in high wind or heavy rain
- Whether the roof structure meets design loads
- The underside of the roof (that needs an inside check)
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.
Roof types and parts we check
- Valleys and parapet gutters
- Tall and steep roofs
- Large and complex roofs
- Chimney stacks
- Flat roofs on upper floors
- Fragile roofs
How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Around Lower Common, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with the address and what you’d like checked.
- Any flight restriction at the address is looked at, with permission requested if required.
- On the day, we check the wind, weather and site before flying.
- The drone photographs the roof closely, kept in sight throughout.
- The findings, photos and recommendations reach you by email.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Let us know where we can park nearby
- Clear the way to the loft hatch

Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Signs you need a drone roof survey in Lower Common
Strong winds can lift slates, tiles and ridge pieces. Damage on a high or steep roof is hard to judge from the garden. Close-up photos make it clear what has been disturbed.
We’re often asked to look at:
- Cracked mortar along the ridge
- Tired mortar and pots at the top of a stack
- Gaps where slates or tiles have gone
- Storm damage on steep or tall roofs
For site and facilities teams at buildings such as Charles Kingsley's Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.
Choosing a roof surveyor
- Their track record with similar roofs
- How soon the report will arrive
- Which limits apply to the survey
- Whether the loft is part of the inspection
Why get it checked now?
Small defects on a high roof grow with each storm. Finding them now means less to put right. Outbuildings and barns around Lower Common are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Historic houses like Stratfield Saye House, about 4.3 miles west, show how far back building around Lower Common goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If you live in an older home near Church of St Mary, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
