How a thermal roof survey works in Lower Common

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. We’re often asked to look into wet insulation beneath the membrane and damp that repairs haven’t cured, on insulated roof spaces, commercial roofs and loft conversions.

Somewhere as small as Lower Common, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are checked ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Drones, thermal imaging and Lower Common roofs

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Historic houses like Stratfield Saye House, about 4.3 miles west, show how far back building in the area around Lower Common goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For an older house near a landmark such as Church of St Mary, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Take a building like Charles Kingsley's Church of England Primary School: a view from above covers a wide roof far faster than walking it.

Lower Common is about 3 miles west of Yateley, in Hampshire. Houses, flats, blocks and commercial buildings in Lower Common can all book thermal roof surveys, with a written report and photographs every time. We cover towns and villages across Hampshire, large and small. Reading is in our area too.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A formal energy assessment
  • Readings unaffected by sun, shade or reflections
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces

Lower Common questions

Can you fly a drone over a roof in Lower Common?

It depends on the exact address and the weather on the day. Lower Common is about 3 miles from Blackbushe Airport, so the Drone Safety Map is checked for restrictions around it before we fly. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Will you come out to Lower Common?

Yes, Lower Common is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a thermal survey trace a roof leak?

It often helps show where to look. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Roof by roof

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep dated photos of any marks on ceilings
  • Do not switch the heating off ahead of the visit
  • Keep a record of when stains appear
  • Keep the report to compare against after any repair

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. Premium reports are sent the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we do, step by step

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Around Lower Common, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Make sure the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property
