New roof snagging in Sindlesham: what you get

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. A photo report follows, ready to share with your roofer or builder. We survey new-build homes, loft conversions and dormers and flashings and valleys, and the problems we are asked to look at most are offcuts and broken tiles left behind and ridge and hip tiles not properly fixed.

In a village or hamlet like Sindlesham, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

New roof snagging starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

When you call or email, these details help:

  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Your questions about new roof snagging in Sindlesham

Does a conservation area affect roof work in Sindlesham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Sindlesham?

Yes. We cover the whole of London and South East England, and Sindlesham is part of that. You can ring 07833 053749 or send us an email with the address and some details.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long will you be on site?

A visit usually takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. We will give you an idea when you book.

Which parts of the roof does snagging cover?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

What’s the best time to have a new roof checked?

Before the final payment is best so snags can be raised while the job is still open. If that is passed, book before any defects or warranty period ends.

Local roofs and buyers in Sindlesham

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If your home is one of the older ones in the streets near Church of St Catherine, the roof may have had decades of patch repairs, and the survey shows where they are.

How the survey changes by roof type

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

Ridges, hips and verges

Verges are easy to get wrong and get a close look.

Common roof problems in Sindlesham

Flashings at walls and chimneys frequently need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

Signs worth acting on include:

  • Vents that weren’t fitted or are covered
  • Loose flashings at walls or chimneys
  • Verge tiles or slates not secured
  • Debris left in gutters or valleys

If you own a rental within reach of Winnersh station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before booking

  • What follow-up you get after the report
  • Whether the roof space is looked at, where there is one
  • What they will not be able to tell you
  • How much experience they have with roofs like yours

What to expect from a roof survey

Honest limits

In fairness, a roof survey has limits:

  • Pricing the remedial work
  • Settling a dispute with your roofer or builder
  • How the roof will perform for years to come

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • New flat roofs
  • Flashings and valleys
  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes
  • Ridges and verges

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

How the survey works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere like Sindlesham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we are looking at
  • Make sure we can get to the back of the property
