Pre-purchase roof surveys in Sindlesham

Pre-purchase roof survey in Sindlesham: what you get

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey gutters and downpipes, flat-roofed extensions and dormers and chimney stacks, and the problems we’re asked to look at most are damp timbers or stains in the loft and roof slopes that look uneven or sagging.

Somewhere as small as Sindlesham, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Sindlesham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Leave side gates unlocked

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Related advice

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Sindlesham homes and their roofs

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own one of the older houses in the streets near Church of St Catherine, the roof may have had decades of patch repairs, and the survey shows where they are.

Different roofs, different checks

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

Lead flashings and valleys

Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.

What affects the cost of pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How big the roof is
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.

Getting in touch

If you can, have these to hand when you get in touch:

  • What kind of property and roof it is
  • Anything about access we should know
  • The property’s address and postcode
  • What’s prompted the survey

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us.

Common roof problems in Sindlesham

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Common reasons to book include:

  • Ponding, blisters or splits on a flat roof
  • Flashings that have lifted or split
  • Damp timbers or stains in the loft
  • Blocked or leaking gutters

For landlords with property near Winnersh station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before booking

  • What happens after the report arrives
  • Whether the inside of the roof is included
  • What exactly goes into their report
  • How they plan to inspect the roof safely

FAQs for Sindlesham

Do you carry out roof surveys in Sindlesham?

Yes, Sindlesham is one of the places we work. The survey and report are the same in Sindlesham as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Sindlesham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How long does the survey visit take?

It typically takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
