How a pre-purchase roof survey works in Hurst

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. If you’ve noticed standing water on a flat extension roof and slates or tiles that have slipped or gone, we can find out what’s behind it, on chimney stacks, natural slate and gutters and downpipes alike.

Being in a small place like Hurst makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

Once we have finished looking, we write up our findings as a written report with photographs, sent to you by email. As for time on site, most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. In a small place like Hurst, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photographs and recommendations before you exchange.

Prices for pre-purchase roof surveys in Hurst

When we price a survey, we consider:

  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • Height and safe access
  • The roof’s overall size

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Getting in touch

When you call or email, these details help:

  • The address and postcode of the property
  • Your timetable, such as an exchange date
  • What made you get in touch
  • The type of building and roof, such as pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

What a pre-purchase roof survey looks like in Hurst

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Whatever the street in Hurst, a roof costs least to look after when faults are caught early. If you own a rental within reach of Twyford station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Hurst: your questions answered

How do I find out if my home in Hurst is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Hurst within the area you cover?

Yes, Hurst is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, call 07833 053749 or use the contact form.

What a pre-purchase roof survey doesn’t cover

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • Confirmation of asbestos in cement sheets or soffits
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Natural slate
  • Gutters and downpipes

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Older and listed buildings around Hurst may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Different roofs, different checks

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Look for fresh paint on upstairs ceilings at viewings
  • Book once your offer is accepted
  • Mention any deadline when you get in touch
  • Check we’ll be able to get into the loft space

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we have found patch repairs.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
