Pre-purchase roof survey in Winnersh, Wokingham
Know where you stand with the roof before you spend money on it. Pre-purchase roof surveys in Winnersh.
- Flashings that have lifted or split
- Old water stains in the roof space
- Gaps where slates or tiles have come loose
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Pre-purchase roof survey in Winnersh: what you get
A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. If you’ve noticed bitumen or mortar used in place of proper repairs and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.
In a smaller place like Winnersh, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather usually shows first. Whether you’re buying or signing off new work, those edges deserve a careful look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.
Landlord and commercial surveys in Winnersh

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.
What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a survey in Winnersh, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.

Why act early in Winnersh
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Around Winnersh, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Before and after the survey
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Check we’ll be able to get into the roof space
- Pass the findings to your conveyancer
- Ask for any paperwork for recent roof work
- Notice patches of new decoration in top-floor rooms
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
Questions from Winnersh
Do you cover Winnersh?
Yes. We survey roofs across London and South East England, and Winnersh is part of that. Just ring 07833 053749 or email us and let us know about the property.
How do I find out if my home in Winnersh is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
What’s the best way to book?
To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what you want to find out. We will confirm the price and agree a day with you.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where applicable.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Local roofs and buyers in Winnersh
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
For landlords with property near Winnersh station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to St Mary the Virgin: the roof may have had decades of patch repairs, and the survey shows where they are.
