Gutter surveys for homes and businesses in Shurlock Row
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you are worried about brackets that have dropped or snapped and choked outlets or hopper heads, we can find out what’s behind it.
In a village or hamlet like Shurlock Row, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Tips that help
These tips come from what we see on roofs every week:
- Watch the gutters during heavy rain
- Make sure downpipe clips are holding
- Watch for green marks down the brickwork
- Check from ground level or a window, not a ladder
For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.
Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.
Checking the roof from the ground
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
For landlords and managing agents
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
Shurlock Row questions
Does a conservation area affect roof work in Shurlock Row?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Shurlock Row?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Can a gutter survey explain damp on my walls?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just call 07833 053749 or send us an email for a price.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Shurlock Row homes and their roofs
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you let a flat or house near Twyford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Shurlock Row needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- If you’re buying, let the agent know when we are coming
- Find any records of previous roof work

Related advice
Common roof problems in Shurlock Row
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead linings can also be stolen.
Most people get in touch after spotting something like this:
- Overflowing eaves gutters
- Downpipes that are split or coming away
- Joints that drip after rain
- Overflowing valley or parapet gutters
Take a building like Waltham St Lawrence Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What to check before booking
- What insurance they carry
- How long the report takes to arrive
- Which parts of the roof they’ll actually see
- Is VAT included in the price?
Leave it or get it looked at?
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Outbuildings and barns around Shurlock Row are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
