How a landlord roof survey works in Shurlock Row

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. Typical surveys look at damp or stains in top-floor flats and leaking joints at party walls, on flat roofs on blocks, shared roofs and gutters and downpipes.

In a village or hamlet like Shurlock Row, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Make leak reporting easy for tenants
  • Check your lease or ask a solicitor about who pays
  • Keep roof surveys on a rolling plan
  • Don’t store items over the loft hatch

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

How the survey changes by roof type

Gutters and downpipes

Water from failed gutters often shows as damp inside. Any problems are photographed.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

Landlord roof surveys in Shurlock Row: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Waltham St Lawrence Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Twyford station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about landlord roof surveys in Shurlock Row

Does a conservation area affect roof work in Shurlock Row?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Twyford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Will you walk on the roof?

Only if it is safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.

When you need someone else

To be straight with you, a roof survey has limits:

  • Parts of the roof we can’t safely see or access
  • Legal advice on leases or service charges
  • Asbestos testing of roof sheets or soffits

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

What this survey covers

  • Blocks of flats
  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs
  • Gutters and downpipes

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Shurlock Row can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Mention any parking restrictions on your street
  • Note where any stains or damp appear
  • Clear the way to the loft hatch

Getting a price

Related advice

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us with the addresses.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.
