Landlord roof survey in Hurst
A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. Common reasons to book are damp or stains in top-floor flats and ponding or splits on flat roofs, across flat roofs on blocks, gutters and downpipes and rented houses.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What happens if roof problems are left?
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. Where a roof is exposed, as many are in small places like Hurst, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Why us?

When to book a survey in Hurst
Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.
Typical things we’re asked to look at include:
- Mortar falling from ridges and verges
- Chimney stacks in poor repair
- Choked outlets and gutters
- Leaks into upper flats
Trees in and around Loddon Nature Reserve shed leaves that can end up in nearby gutters.
What to check before booking
- Whether the inside of the roof is included
- What happens after the report arrives

Questions from Hurst
Do you cover smaller places like Hurst?
Yes. Hurst is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Twyford station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Can we use the survey to plan a roof budget?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Will you go up on the roof?
Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Tips that help
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- Arrange flat access in advance
- Book gutter clearing at least once a year
- Make leak reporting easy for tenants
- Don’t wait for a leak to survey the roof
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.
The survey, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Hurst, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Point out any leaks or damp patches
- For flats, check roof access has been agreed
- Jot down any questions you want answered

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
When you need someone else
In fairness, a roof survey has limits:
- Walls, floors and services beyond the roof
- A full structural assessment of the building
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.
What we check
- Rented houses
- Gutters and downpipes
- Blocks of flats
- Shared roofs
- Converted houses
- Flat roofs on blocks
Roofs, chimneys and gutters in Hurst
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you look after a building such as St Nicholas Church of England Primary, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Twyford station, the gap between tenancies is a good time to have the roof looked at.
