Pre-purchase roof survey in Shurlock Row

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it is safe to get in. The findings come in a written report with photos. Common reasons to book are standing water on a flat extension roof and bitumen or mortar used in place of proper repairs, across clay and concrete tiles, lead flashings and valleys and gutters and downpipes.

Being in a small place like Shurlock Row makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Do you need a pre-purchase roof survey in Shurlock Row?

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

It’s worth booking a survey if you’ve seen:

  • Old water stains in the loft space
  • Patch repairs that may hide an ongoing problem
  • Gaps where slates or tiles have come loose
  • Sagging ridge lines or uneven roof slopes

Around Shurlock Row, as everywhere, small roof faults are simplest to sort before they let water in.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • What exactly goes into their report
  • What’s outside the scope of the survey
  • What insurance they carry

What a good roof survey covers

Shurlock Row homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you own a rental within reach of Twyford station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions from Shurlock Row

Is Shurlock Row within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Shurlock Row is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask the seller about past roof repairs
  • For a flat, check who is responsible for the roof
  • Book once your offer is accepted
  • Ask whether there are papers for past roof work

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we are there. In a hamlet or village like Shurlock Row, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a report with photographs and recommendations before you exchange.

How to prepare

  • Keep pets inside or away from the areas we’re looking at
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch
