Independent gutter surveys in Norcot

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around Norcot frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered
  • For a flat or shared roof, check access with the building owner or managing agent

About our gutter survey in Norcot

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey outlets and hoppers, fascias and soffits and parapet and box gutters, and common reasons people get in touch are fascia boards damaged by overflowing water and choked outlets or hopper heads.

In a smaller place like Norcot, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Hidden sections we cannot view safely
  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

  • What made you get in touch
  • The address and postcode of the property

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what isn’t.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.

Norcot questions

Is my home in Norcot listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Norcot?

Yes. Norcot is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey underground drains?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, call 07833 053749 or use the contact form.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

Norcot homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Norcot has a long history of building, with Mapledurham House about 1.8 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Tilehurst Methodist Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Tilehurst station may find that a dated record of the roof is useful when planning maintenance across a let. Shop and office owners around Broad Street Mall may find that a roof report helps plan work around trading rather than after a leak.

Surveys for landlords and agents in Norcot

Any of our surveys can be booked by landlords, agents and building managers in Norcot. For a price for a let property or a block, call 07833 053749 or send us an email.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Arranging work in a smaller place like Norcot is easier with notice than in an emergency. A survey gives you that notice.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.
