About our gutter survey in Tilehurst Within
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. Common reasons to book are choked outlets or hopper heads and gutters full of debris and silt, across outlets and hoppers, fascias and soffits and downpipes.
In a smaller place like Tilehurst Within, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What this survey can’t tell you
It is a careful look at the gutter, not the whole story. The main limits are:
- Rot or damp concealed behind fascias or inside walls
- Hidden sections we can’t view safely
- Underground drains, which need a CCTV drain survey
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Outlets and hoppers
- Parapet and box gutters
- Fascias and soffits
- Valley gutters
- Downpipes
- Eaves gutters
Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. In a smaller place like Tilehurst Within, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most houses, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Tilehurst Within is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.
Before the survey
- Check pets are kept safely away
- For a flat or shared roof, check access with the building owner or managing agent
- Make sure we can get to the back of the property

Gutter surveys around Tilehurst Within
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2 miles north lies Mapledurham House, a reminder of how long the area around Tilehurst Within has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Take an older house close to Church of St Michael: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places such as Broad Street Mall, a dated report on the roof is useful for planning and for any lease discussions. Take a building like Moorlands Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What we look for on each type of roof
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
How we price gutter surveys
Several things affect the price of a survey:
- Commercial roofs and larger buildings
- How big the roof is
- The package you choose: Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.
Booking your survey
If you can, have these to hand when you get in touch:
- The kind of building and roof involved
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
- How the loft is reached, if there is one
For a price for gutter surveys in Tilehurst Within, ring 07833 053749 or send us an email. Some details about the property and the roof help us price the survey accurately.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
FAQs for Tilehurst Within
How do I find out if my home in Tilehurst Within is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can a landlord with a rental near Tilehurst station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
