Gutter survey in Swallowfield: what you get

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, eaves gutters and fascias and soffits, and common reasons people get in touch are blocked outlets and hoppers and gutters overflowing in heavy rain.

Some older homes in villages like Swallowfield are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Useful tips for Swallowfield property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep climbers away from the eaves
  • Don’t climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Check that downpipes are firmly fixed to the wall

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Landlords and agents in Swallowfield book surveys as well as homeowners. A report with photographs gives you a clear record of the gutter, which helps you plan work between tenancies.

Why get it checked now?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. For an older or listed building in a place like Swallowfield, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Questions from Swallowfield

Is my home in Swallowfield listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Swallowfield within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How quickly is the report sent?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

How long does a gutter survey take?

A visit normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

Do you look in the loft space?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Gutters out of sight from every safe vantage point
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What our survey covers.

What this survey covers

  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits

The survey, step by step

After the inspection, everything we found is written up as a report with photos. As for time on site, most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Swallowfield frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand
  • For a flat or shared roof, check access with whoever owns or manages the building

Booking a survey

Swallowfield homes and their roofs

The wider area around Swallowfield has a long history of building, with Stratfield Saye House about 2.6 miles south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
