Gutter surveys in Eddington

Gutter survey in Eddington

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed leaks at the gutter joints and water backing up from a hidden gutter, we can find out what’s behind it.

Some older homes in villages like Eddington are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

Gutter surveys around Eddington

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Hungerford station may find that a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like Hungerford Methodist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we are asked to look at in Eddington

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Most people get in touch after spotting something like this:

  • Leaks at the gutter joints
  • Brackets that have dropped or snapped
  • Leaking or loose downpipes
  • Rotten fascias or stained soffits

If you look after a building such as Hungerford Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a good roof survey covers

Eddington: your questions answered

Is Eddington within the area you cover?

Yes, Eddington is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Hungerford station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

How do I book a survey in Eddington?

Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What will the report tell me?

A report with photos, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Different roofs, different checks

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

Why act early in Eddington

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. Around Eddington, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • The inside of buried drains
  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe vantage point

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes

What we do, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for most houses, or half a day or so for a commercial building. Somewhere as small as Eddington, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch
