About our gutter survey in Upper Eddington

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so, with a suggested next step. If you’re worried about overflowing valley or parapet gutters and soffits marked by water, a survey will tell you what’s going on.

Somewhere as small as Upper Eddington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

What a survey costs

We confirm the price for your roof before booking. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages

Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Helping us price your survey

You don’t need to know any roofing terms. Just tell us:

  • Any photos you have, taken from the ground or a window
  • Your timetable, like an exchange date
  • Anything about access we should know
  • Any marks or damp showing indoors

Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.

Upper Eddington homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Hungerford Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Hungerford Methodist Church are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Hungerford station may find that a dated record of the roof is useful when planning maintenance across a let.

FAQs for Upper Eddington

I let a flat near Hungerford station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Upper Eddington is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you work in Upper Eddington?

Yes. We survey roofs across London and South East England, Upper Eddington included.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when you book.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What a gutter survey doesn’t cover

To be straight with you, a roof survey has limits:

  • What’s behind fascias and inside walls
  • Hidden sections we can’t view safely
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours for a house, or half a day or so for a commercial building. Rural addresses near Upper Eddington can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Have gutters cleared at least once a year
  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too
  • Look for downpipes coming loose

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Around Upper Eddington, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.
