What a gutter survey doesn’t cover

It is a careful look at the gutter, not the whole story. The main limits are:

  • What’s hidden inside a downpipe
  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we look at

  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits

How a gutter survey works in Leverton

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at blocked outlets and hoppers and brackets that have dropped or snapped, on parapet and box gutters, outlets and hoppers and fascias and soffits.

Older buildings in small places like Leverton may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Your questions about gutter surveys in Leverton

Can a landlord with a rental near Hungerford station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is Leverton within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when booking.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Leverton, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • If you’re buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices

Leverton homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Ramsbury Manor, about 4.6 miles west, is one of the historic houses in the wider area around Leverton. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like Chilton Foliat Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Hungerford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Leverton is about 9 miles west of Newbury, in West Berkshire. If you are in Leverton, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Leverton is one of the places in West Berkshire we cover for gutter surveys. We also survey roofs in Reading.

Gutter surveys in RG17 are booked the same way as anywhere else. Nearby, we also carry out gutter surveys in Chilton Foliat (1 mile north-west), Upper Eddington (1 mile south-east), Eddington (1 mile south-east), Hungerford (1 mile south) and Woodlands St Mary (3 miles north). We also work in nearby towns such as Newbury (9 miles east), Thatcham (12 miles east), Speenhamland (9 miles east), Lambourn (5 miles north), Shaw (9 miles east) and Kingsclere (14 miles south-east).

Why get it checked now?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. For an older or listed building in a place like Leverton, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Useful tips for Leverton property owners

These tips come from what we see on roofs every week:

  • Get the gutters cleaned out every year
  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours
  • Don’t leave hidden gutters out of a clear-out

For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so make sure they’re included in any clearing work.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
