Gutter surveys in Lower Denford

Gutter survey in Lower Denford

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey parapet and box gutters, fascias and soffits and outlets and hoppers, and people most often book us about soffits marked by water and valley or box gutters that overflow inside.

Older buildings in small places like Lower Denford may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Have overhanging branches cut back
  • Note any damp stains below the gutters
  • Leave gutter checks at height to someone equipped for it
  • Ask for valleys and parapet gutters to be cleared too

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Gutter surveys in Lower Denford: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you own one of the older houses in the streets near Hungerford Methodist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Hungerford Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Hungerford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Common questions in Lower Denford

Is Lower Denford within the area you cover?

Yes, Lower Denford is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

I let a flat near Hungerford station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

What happens after the survey?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Why act early in Lower Denford

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. In a place like Lower Denford, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Different roofs, different checks

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Lower Denford, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Check we can get to the back of the property
  • Jot down any questions you want answered

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.
