Gutter survey in Upper Denford: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. We survey parapet and box gutters, downpipes and eaves gutters, and the problems we’re asked to look at most are leaves and moss blocking gutters and fascia boards damaged by overflowing water.

Older buildings in small places like Upper Denford may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Upper Denford homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Hungerford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Different roofs, different checks

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

How we price gutter surveys

Not every roof costs the same to survey, for these reasons:

  • Height and safe access
  • Basic, Standard or Premium
  • How big the roof is
  • The use of thermal imaging or a drone

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What to let us know when you get in touch

There is no need for technical words. Just let us know:

  • Any deadline, such as an exchange date
  • What made you get in touch
  • The kind of building and roof involved
  • The address and postcode of the property

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes between one and two hours for a house, and longer for a large or complex roof. In a small place like Upper Denford, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Common questions in Upper Denford

Can a landlord with a rental near Hungerford station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

How do I find out if my home in Upper Denford is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you survey underground drains?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

When you need someone else

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Pipes below ground level
  • Gutters out of sight from every safe viewpoint

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What we check

  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters

Do you need a gutter survey in Upper Denford?

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.

We are frequently asked to look at:

  • Downpipes that are split or coming away
  • Water spilling over the gutter edge
  • Dripping or leaking gutter joints
  • Gutters that have fallen out of line

If you look after a building like John O'Gaunt School, a written record of a large roof helps plan work for the holidays rather than in term time.
