DIY checks: what’s safe
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Roof surveys for homes and businesses in Upper Denford
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We are often asked to look into standing water on a flat roof and condensation or damp timbers in the loft, across flat roofs, clay and concrete tiles and lead flashings.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Upper Denford questions
How do I find out if my home in Upper Denford is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover smaller places like Upper Denford?
Yes. Upper Denford is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
What happens if roof problems are left?
A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Where a roof is exposed, as many are in small places like Upper Denford, driving rain gets into any weakness, and damp in older walls is slow to dry out.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Tips from our surveys
Here are a few things we’d tell any owner:
- Stay off ladders and the roof
- Look for debris in the garden after high winds
- Mention any damp patches as you book
- Mention any flat roofs as well as the main roof
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.
Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes about one to two hours for most homes, depending on how many separate roofs there are. Around Upper Denford, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

Advice
How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
Upper Denford homes and their roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take a building like John O'Gaunt School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Hungerford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
