Independent gutter surveys in Hyde End

Gutter survey in Hyde End: what you get

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, valley gutters and eaves gutters, and common reasons people get in touch are overflowing valley or parapet gutters and cracked or loose downpipes.

In a village or hamlet like Hyde End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we cannot see

To be straight with you, a roof survey has limits:

  • Hidden sections we cannot view safely
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and does not.

What we check

  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Around Hyde End, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Questions from Hyde End

Is my home in Hyde End listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Midgham station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

What we are asked to look at in Hyde End

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

It is worth booking a survey if you’ve seen:

  • Hoppers and outlets full of debris
  • Overflowing valley or parapet gutters
  • Fascia boards damaged by overflowing water
  • Leaking or loose downpipes

If you look after a building like Brimpton C.E. Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Whether you get a written report with photos
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report
  • How they plan to inspect the roof safely

What to expect from a roof survey

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Get the gutters cleaned out every year
  • Look for downpipes coming loose
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Gutter surveys around Hyde End

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Landlords with a home close to Midgham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Hyde End often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Jot down any questions you want answered
  • Point out any leaks or damp patches
