- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
- Confirming asbestos in older rainwater goods

Gutter survey in Crookham
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely, from ground level, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We’re frequently asked to look into choked outlets or hopper heads and joints that drip after rain, across parapet and box gutters, valley gutters and downpipes.
Somewhere as small as Crookham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
Different roofs, different checks
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it’s safe to see them. Lead is also a target for theft.
Roofs, chimneys and gutters in Crookham
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Shaw House, about 5 miles north-west, show how far back building in the area around Crookham goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Thatcham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Brimpton C.E. Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Signs you need a gutter survey in Crookham
Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.
Signs worth acting on include:
- Leaves and moss blocking gutters
- Hoppers and outlets full of debris
- Water backing up from a hidden gutter
- Rotten fascias or stained soffits
The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Common questions in Crookham
Do you cover smaller places like Crookham?
Yes. Crookham is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Crookham listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Do you check valley and parapet gutters?
Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.
What happens after the survey?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, phone 07833 053749 or drop us an email.

- The property’s address and postcode

How it works
Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Crookham, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work
- Point out any leaks or damp patches
