Chimney surveys for homes and businesses in Crookham
Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey shared and party-wall stacks, lead flashings and chimney breasts, and people most frequently book us about gaps in the mortar around the pots and lifted or split lead flashings.
Somewhere as small as Crookham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

How it works
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Crookham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it is shared
- Tell us about any leaks, stains or damp patches you know of

Related advice
Leave it or get it looked at?
If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. For older village homes like those around Crookham, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Crookham questions
How do I find out if my home in Crookham is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is Crookham within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
My chimney looks like it’s leaning. What should I do?
It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
Will you check the chimney is safe to use with a fire?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
What happens next?
You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Do you need a chimney survey in Crookham?
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.
Common reasons to book include:
- Gaps in the mortar around the pots
- Unused flues sealed without airflow
- Spalled or crumbling bricks
- A stack that appears to lean
Take a building like Brimpton C.E. Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Local roofs in Crookham
About 5 miles north-west lies Shaw House, a reminder of how long the area around Crookham has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Thatcham station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark like Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.

Different roofs, different checks
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.
