Chimney surveys in Plastow Green

What a survey costs

Prices always include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Getting in touch

Before you get in touch, it helps to have:

  • Dates you are working to, like exchange
  • Anything about access we should know
  • What’s prompted the survey
  • The property’s address and postcode

Booking is simple: just ring 07833 053749 or email us, tell us about the property and we will point you to the right survey. We confirm the price before anything is booked.

How a chimney survey works in Plastow Green

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We survey shared and party-wall stacks, chimney breasts and brick chimney stacks, and common reasons people get in touch are gaps in the mortar around the pots and signs that a stack is leaning.

Somewhere as small as Plastow Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we look for on each type of roof

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Plastow Green homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Anyone responsible for a site like Cheam School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Thatcham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Questions from Plastow Green

Is my home in Plastow Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Plastow Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How do I book a survey in Plastow Green?

Simply ring 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What will the report tell me?

A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Why get it checked now?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. In a small place like Plastow Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Plastow Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Note where any stains or damp appear
  • Leave side gates unlocked
