Pre-purchase roof surveys in Hyde End

Pre-purchase roof survey in Hyde End

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it’s safe to get in. You get a written report with photos. Typical surveys look at blocked or leaking gutters and flashings that have lifted or split, across the roof space, lead flashings and valleys and chimney stacks.

Some older homes in villages like Hyde End are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Ask when the roof was last worked on
  • Look for fresh paint on upstairs ceilings at viewings
  • Check we’ll be able to get into the roof space
  • Ask who repairs the roof under the lease

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Hyde End questions

Do you cover smaller places like Hyde End?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Hyde End listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

What’s the best way to book?

To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

Signs you need a pre-purchase roof survey in Hyde End

Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Here are some of the things we see frequently:

  • Blistered or split felt on a flat roof
  • Chimney mortar that has eroded
  • Patch repairs that may hide an ongoing problem
  • Signs of past leaks inside the loft

Take an older house close to Church of St Peter: the roof may have had decades of patch repairs, and the survey shows where they are.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Their report turnaround times

What a roof survey includes

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Landlords with a home close to Midgham station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Older rural homes like those around Hyde End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Leave a clear route to the loft
  • Let us know about parking near the property

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Anything beyond the roof, which a full home survey covers
  • Confirmation of asbestos in cement sheets or soffits
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What we look at

  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Natural slate
  • Gutters and downpipes
  • Chimney stacks

Roof by roof

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.
