Pre-purchase roof survey in Ashford Hill: what you get
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. Common reasons to book are a ridge or slope that dips and chimney mortar that has eroded, on the roof space, chimney stacks and flat-roofed extensions and dormers.
For a small place like Ashford Hill, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Checking the roof from ground level
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Your questions about pre-purchase roof surveys in Ashford Hill
How do I find out if my home in Ashford Hill is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Ashford Hill?
Yes, Ashford Hill is on our map. Villages and rural addresses get the same survey as a town house.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Will you need to get into the loft?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If we can’t get in, the report says so.
When will the report arrive?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Will the roof report help me negotiate with the seller?
Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.
Does the weather affect the survey?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
How it works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It typically takes an hour or two for a house, and more on a big or complicated roof. Somewhere like Ashford Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building
- Make a note of anything you’d like us to look at

Advice
Buying a home or a new roof in Ashford Hill
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you live in an older home near Church of St Paul, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Midgham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether timbers meet design loads
- Anything beyond the roof, which a full home survey covers
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Before and after the survey
From years of surveys, a few habits stand out:
- Check the lease for roof repair responsibilities
- Ask whether there are papers for past roof work
- Watch for stains or fresh paint on ceilings below the roof
- Mention any deadline when you get in touch
After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
Why act early in Ashford Hill
Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Older and listed buildings around Ashford Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
