Flat roof surveys for homes and businesses in Ashford Hill
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Common reasons to book are leaks around rooflights and pools of water lying on the roof, across upstands and outlets, mastic asphalt and GRP fibreglass.
Flat roofs on exposed homes in small places like Ashford Hill take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey changes by roof type
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Why act early in Ashford Hill
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Where a roof is exposed, as many are in small places like Ashford Hill, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Why book with us
- Plain-English reports with photos
- Over 20 years’ experience
- Thermal imaging and drone inspection where they help
- Independent findings on the roof’s condition
Take a look at what a roof survey costs or what we found on two real jobs.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of the roof that are not safe to walk on or view
- Asbestos testing, which needs a specialist asbestos surveyor
- Whether the deck or joists are strong enough
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.

How we price flat roof surveys
Prices vary from roof to roof, and it comes down to:
- The shape of the roof and its details
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- Which survey package you book
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
There’s no need for technical words. It is enough to let us know:
- Access details, like a loft hatch or a shared roof
- Your timetable, such as an exchange date
- The address and postcode of the property
- The style of property, from a terrace to a block
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.
How the survey works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Ashford Hill can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- Find any records of previous roof work
- Make sure the loft hatch can be reached
Book a survey
Most bookings start with a short call: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Advice
Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Questions from Ashford Hill
Is Ashford Hill within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
How do I find out if my home in Ashford Hill is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you check flat roofs for asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
Is a flat roof survey the same as a building survey?
No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or email us.
Can you tell me how long my flat roof will last?
A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
Flat roof surveys in Ashford Hill: local notes
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Anyone responsible for a site like Ashford Hill Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Midgham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Paul: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
