Flat roof surveys in Hyde End

About our flat roof survey in Hyde End

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. Typical surveys look at dips that suggest the deck is deflecting and ponding water that doesn’t drain away, on felt flat roofs, mastic asphalt and GRP fibreglass.

In a small place like Hyde End, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Hyde End can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

Signs you need a flat roof survey in Hyde End

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Problems we come across often include:

  • Failed upstands where the roof meets a wall
  • Pools of water lying on the roof
  • A sagging deck under the covering
  • Cracked or split membrane

Take a building like Brimpton C.E. Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

FAQs for Hyde End

Do you cover Hyde End?

Yes, Hyde End is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and a few details.

Do you cover smaller places like Hyde End?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does the report include photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you survey in bad weather?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How the survey changes by roof type

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. Those details are where we focus.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or joists are strong enough
  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Local flat roofs in Hyde End

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church such as Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Midgham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
