How the survey changes by roof type

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.

Flat roof survey in Fair Oak

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’ve noticed pools of water lying on the roof and blistering in felt or asphalt, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Fair Oak may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check the outlets after the leaves fall
  • Note where water lies after a downpour
  • Check that new brackets or units haven’t damaged the covering
  • Check ceilings under the roof for damp patches

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Somewhere like Fair Oak needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure pets are kept safely away

Advice

Local flat roofs in Fair Oak

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building such as Ashford Hill Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Paul: flat-roofed rear additions and dormers added over the years are worth checking.

Leave it or get it looked at?

Flat roofs cannot typically be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Signs you need a flat roof survey in Fair Oak

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

A survey can pick up problems like:

  • Ponding water that doesn’t drain away
  • Loose or cracked edge trims
  • Cracked or split membrane
  • Raised blisters across the surface

For landlords with property near Thatcham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before you book anyone

  • Whether VAT is in the quoted price

What’s in a roof survey

Your questions about flat roof surveys in Fair Oak

Is Fair Oak in the area you cover?

Yes. We work right across London and South East England, and Fair Oak is part of that. You can call 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Fair Oak?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

How do you inspect a flat roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or send us an email with the details.

What happens next?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show.
