Flat roof survey in Wolverton: what you get

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’ve noticed ponding water that doesn’t drain away and a sagging deck under the covering, we can find out what’s behind it, on felt flat roofs, single-ply membranes and EPDM rubber alike.

Somewhere as small as Wolverton, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What a flat roof survey doesn’t cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Fragile surfaces, which we do not walk on
  • What’s under the membrane without opening it up
  • Testing older roof sheets for asbestos

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and does not.

What a flat roof survey looks like in Wolverton

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

For an older house near a landmark like Church of St Catherine, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Landlords with a home close to Thatcham station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Your questions about flat roof surveys in Wolverton

Is Wolverton in the area you cover?

Yes, Wolverton is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Wolverton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What does ponding on a flat roof mean?

Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

What insurance do you have?

We hold professional indemnity and public liability insurance.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Wolverton frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we’re coming
  • Note where any stains or damp appear

Getting a price

When you are ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What we look for on each type of roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Surveys for landlords and agents in Wolverton

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Make sure new fixings through the roof are properly sealed
  • Ask contractors to protect the roof if they work on it
  • Check from a window for ponding after heavy rain
  • File the paperwork for the roof and any repairs

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
