Landlord roof surveys in Hyde End

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Why book with us

Landlord roof survey in Hyde End: what you get

With a shared roof, it’s not always clear what’s wrong or where. We check the roof from each safe vantage point, including from the roof space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. Typical surveys look at mortar falling from ridges and verges and gutters overflowing onto walls, on converted houses, gutters and downpipes and flat roofs on blocks.

Some older homes in villages like Hyde End are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

For landlords and managing agents

We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the let or shared roof, which helps you plan work between tenancies.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. Around Hyde End, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • Show us where any leaks or stains appear
  • Tell us about parking before the day
  • Make sure pets are kept safely away

Common questions in Hyde End

Will you come out to Hyde End?

Yes, Hyde End is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Hyde End listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Will you say whether the freeholder or leaseholders should pay?

No. The lease usually decides who is responsible, and that is a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Signs you need a landlord roof survey in Hyde End

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

Common reasons to book include:

  • Worn ridges, hips and verges
  • Ceiling stains reported by tenants
  • Gaps where tiles or slates have slipped
  • Cracked or lifting flashings

If you look after a building such as Brimpton C.E. Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one
  • How much experience they have with roofs like yours

What to expect from a roof survey

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How the survey changes by roof type

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. The report records it.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Landlord roof surveys in Hyde End: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Midgham station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
