Flat roof surveys around Crookham

Historic houses such as Shaw House, about 5 miles north-west, show how far back building in the area around Crookham goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church such as Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start. Take a building like Brimpton C.E. Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Thatcham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Crookham is about 3 miles south-east of Thatcham, in West Berkshire. We provide flat roof surveys for homes and businesses in Crookham. We cover towns and villages across West Berkshire, from the larger towns to small villages. There’s also a page for Reading.

Flat roof survey in Crookham: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. If you’re worried about damaged trims at the roof edge and pools of water lying on the roof, we can find out what’s behind it, whatever the roof.

In a small place like Crookham, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What we cannot see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • What’s under the membrane without opening it up
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Roofs we survey in Crookham

  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Crookham, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

Questions from Crookham

Will you come out to Crookham?

Yes, Crookham is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you cover Crookham?

Yes, Crookham is one of the places we work. The survey and report are the same in Crookham as anywhere else, and visits run on weekdays and weekends.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Look for standing water a day after rain
  • Keep people off the roof unless they need to be there
  • Have the roof looked at again after a severe storm
  • Check ceilings under the roof for damp patches

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys usually lasts longer.

Surveys for landlords and agents in Crookham

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

How we price flat roof surveys

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

Getting in touch

To price your survey accurately, we will ask about:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Dates you are working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work

Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.
