About our gutter survey in Sheffield Bottom

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We’re often asked to look into fascia boards damaged by overflowing water and cracked or loose downpipes, on outlets and hoppers, fascias and soffits and valley gutters.

In a village or hamlet like Sheffield Bottom, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, like when you want to compare after future work.

What we’re asked to look at in Sheffield Bottom

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

Signs worth acting on include:

  • Brackets that have dropped or snapped
  • Gutters overflowing in heavy rain
  • Leaks at the gutter joints
  • Water backing up from a hidden gutter

Take an older house close to Church of the Holy Trinity: its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • Whether the price includes VAT
  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA
  • Which limits apply to the survey

What’s in a roof survey

Why get it checked now?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

For landlords and managing agents

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Roofs, chimneys and gutters in Sheffield Bottom

Mapledurham House, about 4.4 miles north, is one of the historic houses in the wider area around Sheffield Bottom. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like Theale C.E. Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Theale station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Your questions about gutter surveys in Sheffield Bottom

Is Sheffield Bottom within the area you cover?

Yes, Sheffield Bottom is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Sheffield Bottom?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Before and after the survey

These tips come from what we see on roofs every week:

  • Watch the gutters during heavy rain
  • Leave gutter checks at height to someone equipped for it
  • Book gutter clearing once a year, more often near trees
  • Look for green streaks or damp patches on walls

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Sheffield Bottom frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.
