Chimney surveys in Sheffield Bottom

Chimney survey in Sheffield Bottom: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a written report with photographs and our recommendations. We survey chimney pots and cowls, brick chimney stacks and flaunching, and people most often book us about frost-damaged brickwork on the stack and a stack that appears to lean.

In a small place like Sheffield Bottom, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Chimney surveys in Sheffield Bottom: local notes

The wider area around Sheffield Bottom has a long history of building, with Mapledurham House about 4.4 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as Church of the Holy Trinity are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Theale C.E. Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Theale station, a dated record of the roof is useful when planning maintenance across a let.

Sheffield Bottom is about 4 miles south-west of Reading, in West Berkshire. Whether the building in Sheffield Bottom is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our area takes in places right across West Berkshire, large and small.

Sheffield Bottom: your questions answered

Will you come out to Sheffield Bottom?

Yes, Sheffield Bottom is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Sheffield Bottom is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you find out why my chimney breast is damp?

Typically it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at most homes, and more on a big or complicated roof. Around Sheffield Bottom, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Landlords, agents and block managers in Sheffield Bottom

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Book a sweep for flues that are in use
  • File photos of the stacks with your home records
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Check your stacks from the ground after strong winds

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Why get it checked now?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Around Sheffield Bottom, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether a gas appliance or its flue is safe
  • Whether a stack needs rebuilding on structural grounds
  • Areas we can’t view from safe positions
