What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages

All our prices include VAT. Roof leak investigation starts from £150, including VAT. You will know the price for your roof before booking.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • The kind of building and roof involved
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • When you need the report by

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

How a roof leak investigation works in Sandleford

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. Felt frequently lasts around 15 to 20 years, so age is part of the picture. We survey lead flashings, slate and tile slopes and flat roof details, and the problems we’re asked to look at most are drips in the loft during heavy rain and damp on a chimney breast.

Many homes in small places like Sandleford face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about one to two hours at most homes, and longer for a large or complex roof. Somewhere like Sandleford needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed

What a roof leak investigation doesn’t cover

It is a careful look at the leaking roof, not the whole story. The main limits are:

  • An intermittent leak that shows no trace on the day
  • Water from pipes, tanks or heating systems
  • Carrying out the fix

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • The roof space
  • Chimney stacks
  • Lead flashings
  • Flat roof details
  • Rooflights and dormers
  • Slate and tile slopes
  • Valleys and parapet gutters

Signs you need a roof leak investigation in Sandleford

Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

These are some of the problems a survey can pick up:

  • Damp ceilings under a flat roof
  • Water coming in around a roof light or dormer
  • Drips from nail tips in a cold loft
  • Brown rings on upstairs ceilings

If you own a rental within reach of Newbury station, tracing a leak quickly matters when a tenant is living with it.

What to check before booking

  • Is VAT included in the price?
  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What experience they bring

What a good roof survey covers

Why it’s worth a survey now in Sandleford

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Why choose Independent Roof Survey in Sandleford

  • Prices that include VAT
  • Every finding written up with photos
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent view of the roof

Wind, rain and roofs in Sandleford

With Shaw House about 2.4 miles north, Sandleford sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If yours is one of the older homes in the streets near St Gabriel's School, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a building such as The Willows Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Sandleford: your questions answered

Is my home in Sandleford listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Sandleford?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How long will you be at the property?

On site, it typically takes about 1–2 hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair itself is a separate job. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Leave roof access to professionals
  • Tell us about any past repairs to the roof
  • Clear the loft hatch so we can get in
  • Photograph the stain each time it appears

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.
