Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We are often asked to look into wet patches on loft insulation and ceiling stains that grow after rain, across chimney stacks, flat roof details and slate and tile slopes.

Chimney stacks on older houses around places like Hungerford can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Wind, rain and roofs in Hungerford

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Hungerford station may find that a clear finding on where water gets in helps you brief a roofer right away. If you live in an older home near Church of St Lawrence, lead flashings, valleys and old chimneys are typical places for water to get in.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the covering or behind the plaster
  • Water from pipes, tanks or heating systems
  • Structural calculations (that is a structural engineer’s job)

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

Roofs we survey in Hungerford

  • Lead flashings
  • Valleys and parapet gutters
  • Flat roof details
  • Chimney stacks
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes

Do you need a roof leak investigation in Hungerford?

Some water in the loft is not rain at all. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

These are some of the problems a survey can pick up:

  • Leaks below a flat extension roof
  • Brown rings on upstairs ceilings
  • Condensation that looks like a leak
  • Damp on a chimney breast

For site and facilities teams at buildings such as Hungerford Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

Choosing a roof surveyor

  • How soon the report will arrive
  • Are they insured for the work?
  • What the report includes, and whether it has photos
  • How much experience they have with roofs like yours

What a good roof survey covers

What we look for on each type of roof

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Landlords, agents and block managers in Hungerford

Landlords, agents and building managers in Hungerford and across West Berkshire can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey typically takes between one and two hours on an ordinary house, and more on a big or complicated roof. For a survey in Hungerford, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • Keep pets in another room
  • For a flat or shared roof, check access with the building owner or managing agent
  • Find any records of previous roof work

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Leave roof access to professionals
  • Record whether it leaks in every downpour or only some
  • Have an electrician check any wet fittings
  • Mention earlier attempts to fix the leak

Keep the report after the work is done. If water appears again, it shows what was found before.

Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Common questions in Hungerford

Is Hungerford within the area you cover?

Yes, Hungerford is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Hungerford in the area you cover?

Yes, Hungerford is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How long does the visit take?

It typically takes about 1–2 hours for most houses, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What happens next?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
