What this survey cannot tell you

A survey is a careful look at the leaking roof, but it can’t do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • Whether rotten timbers meet design loads
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roof details
  • Lead flashings
  • Slate and tile slopes
  • Valleys and parapet gutters

  • The roof space

About our roof leak investigation in Speenhamland

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. We’re often asked to look into water marks that spread in wet weather and wet patches on loft insulation, across lead flashings, the roof space and rooflights and dormers.

In older homes around places like Speenhamland, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Surveys for landlords and agents in Speenhamland

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Landlords and letting agents in Speenhamland book surveys as well as householders. A written report with photos gives you a clear record of the leaking roof, useful for planning maintenance.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Do you need a roof leak investigation in Speenhamland?

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.

We’re frequently asked to look at:

  • Water coming in around a roof light or dormer
  • Damp on a chimney breast
  • Ceiling stains that grow after rain
  • Drips in the loft during heavy rain

The streets around a church such as St Nicolas Church are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Questions to ask before you book

  • Which limits apply to the survey
  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one
  • What exactly goes into their report

What to expect from a roof survey

Different roofs, different checks

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.

Flat roof upstands and outlets

Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.

Questions from Speenhamland

Do you carry out roof surveys in Speenhamland?

Yes, Speenhamland is one of the places we work. The survey and report are the same in Speenhamland as anywhere else.

Does a conservation area affect roof work in Speenhamland?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. Keep away from any light or socket that water is reaching.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, though a hard-to-trace leak can take longer. A visit to Speenhamland is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.
