About our storm damage roof report in Speenhamland

A storm damage roof report is an independent record of the damage to your roof after a storm. It sets out what is damaged, with photos, and what we think the likely cause is. It is yours to pass to your insurer. The decision on any claim rests with your insurer and its policy wording. We are not loss adjusters and cannot say whether a claim will be paid. We survey ridges and hips, gutters and fascias and flat roofs, and common reasons people get in touch are damaged ridges and hips and damaged pots on the stack.

In a smaller place like Speenhamland, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. Let us know when it happens when you contact us. The gutters on the most exposed side can overflow too.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. For a survey in Speenhamland, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Before we arrive

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Take photos from ground level or a window, never by climbing
  • Arrange temporary cover with a roofer if rain is getting in
  • Keep receipts for any emergency work
  • Record any water damage in rooms and the loft

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

A well-maintained roof stands up to storms better. Fix slipped slates, loose ridges and lifted flashings when you spot them.

Questions from Speenhamland

Do you cover Speenhamland?

We do. Every survey there gets the same written report with photos.

Do you cover smaller places like Speenhamland?

Yes, Speenhamland is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is wear and tear covered by insurance?

Wear and tear is normally excluded from home insurance. We note both storm damage and older defects, so it’s clear what we found. Your insurer decides how its policy applies.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

When to book a survey in Speenhamland

Storms don’t only affect pitched roofs. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. We record what we find on flat and pitched roofs alike.

A survey makes sense if you’ve noticed:

  • Ridge tiles that have come loose
  • Roofs hit by falling trees
  • Water coming in after the storm
  • Damaged gutters and fascias

Anyone responsible for a site like Speenhamland School will know that a leak through a large roof is frequently found some distance from where the water shows inside.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see
  • What the survey won’t cover
  • Whether any drone flown is registered with the CAA

Wind, rain and roofs in Speenhamland

Shaw House, about 0.5 miles north-east, is one of the historic houses in the wider area around Speenhamland. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from.

If you live in an older home near St Nicolas Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Living close to Victoria Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Leave it or get it looked at?

Before temporary repairs, photograph the damage from ground level if it’s safe. Those photos show the damage as it was. Homes in smaller places like Speenhamland can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
