What affects the cost of gutter surveys

When we price a survey, we consider:

  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window
  • The property’s address and postcode

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

Gutter survey in Sparsholt

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey eaves gutters, fascias and soffits and valley gutters, and common reasons people get in touch are rotten fascias or stained soffits and leaking or loose downpipes.

Some older homes in villages like Sparsholt are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Sparsholt questions

Is my home in Sparsholt listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Sparsholt in the area you cover?

Yes, Sparsholt is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we’ll explain what’s needed.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Could my damp wall be caused by the gutters?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Sparsholt, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we’re looking at

Getting a price

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

Advice

Before and after the survey

Here are a few things we’d tell any owner:

  • Book gutter clearing once a year, more often near trees
  • Do not leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork
  • Check for spilling water in a downpour

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What we look for on each type of roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what is not.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Common roof problems in Sparsholt

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Typical things we’re asked to look at include:

  • Water backing up from a hidden gutter
  • Overflowing eaves gutters
  • Leaves and moss blocking gutters
  • Sagging gutters and loose brackets

For site and facilities teams at buildings such as The Ridgeway Church of England (C) Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?
  • Whether the loft space is looked at, where there is one
  • How they plan to inspect the roof safely

What’s in a roof survey

Roofs, chimneys and gutters in Sparsholt

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

The streets around a church such as Church of the Holy Rood are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
