Gutter survey in East Lockinge

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about gutters full of debris and silt and gutters that have fallen out of line, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Surveys for landlords and agents in East Lockinge

Any of our surveys can be booked by landlords, agents and building managers in East Lockinge. To discuss a property or a block, ring 07833 053749 or use the contact form.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the loft with care after heavy rain
  • Note any damp stains below the gutters
  • Have overhanging branches cut back
  • Get the gutters cleaned out every year

You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What a gutter survey looks like in East Lockinge

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Around East Lockinge, as everywhere, small roof faults are simplest to sort before they let water in.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a house; commercial roofs usually need 3–4 hours. Around East Lockinge, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Clear the way to the loft hatch
  • Note where any stains or damp appear

Signs you need a gutter survey in East Lockinge

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Signs worth acting on include:

  • Hoppers and outlets full of debris
  • Water spilling over the gutter edge
  • Leaves and moss blocking gutters
  • Downpipes that are split or coming away

If you live in an older home near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for East Lockinge

Do you cover East Lockinge?

We do. Every survey there gets the same written report with photos.

Is my home in East Lockinge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Is there a good time of year to book a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Is a CCTV drain survey included?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
