Gutter surveys for homes and businesses in East Hendred

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. We survey outlets and hoppers, fascias and soffits and valley gutters, and the problems we’re asked to look at most are dripping or leaking gutter joints and hoppers and outlets full of debris.

Somewhere as small as East Hendred, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes between one and two hours for a house, and longer for a large or complex roof. In a hamlet or village like East Hendred, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a written report with photos and recommendations.

Before the survey

  • Note where any stains or damp appear

  • Have any paperwork from past roof work to hand

Useful tips for East Hendred property owners

Nothing here needs a ladder. A few suggestions:

  • Watch the gutters during heavy rain
  • Book gutter clearing once a year, more often near trees
  • Note any damp stains below the gutters
  • Check downpipe clips are holding

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Different roofs, different checks

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

East Hendred questions

Do you cover smaller places like East Hendred?

Yes. East Hendred is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can a landlord with a rental near Didcot Parkway station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can the survey be at a weekend?

Yes. Surveys are carried out on any day of the week. Just phone 07833 053749 or drop us an email to arrange a day.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Leave it or get it looked at?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. In a place like East Hendred, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for your roof before booking.

Gutter surveys around East Hendred

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Anyone responsible for a site like The Hendreds Church of England School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Augustine of Canterbury: its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Didcot Parkway station, a dated record of the roof is useful when planning maintenance across a let.
