Roof surveys for homes and businesses in East Hendred

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you’ve noticed condensation or damp timbers in the loft and flashings that have come away from the wall, we can find out what’s behind it.

Older buildings in small places like East Hendred may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

What a roof survey looks like in East Hendred

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Take a building like The Hendreds Church of England School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Didcot Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of St Augustine of Canterbury: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a survey costs

We confirm the price for your survey before booking. These are the things that affect it:

  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

These details help when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is usually the easiest start: phone 07833 053749 or email us. You will have a price before anything is arranged.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Stay off ladders and the roof
  • Let us know about past leaks
  • Look for debris in the garden after high winds
  • Find records of any re-roofing or repairs

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Your questions about roof surveys in East Hendred

I let a flat near Didcot Parkway station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Is East Hendred within the area you cover?

Yes, East Hendred is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Honest limits

It helps to know what a survey will not do before booking:

  • A promise that the roof will not leak in future
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that’s a RICS home survey)

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Natural slate

How it works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. Somewhere like East Hendred needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered
