- Flashings pulling away from the stack
How the survey changes by roof type
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.
How a chimney survey works in East Hendred
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. Typical surveys look at staining on walls around the chimney and redundant stacks capped without ventilation, on brick chimney stacks, flaunching and chimney breasts.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What this survey cannot tell you
It helps to know what a survey will not do before booking:

- Structural calculations for a leaning stack
- Hidden damage within the stack

What affects the price in East Hendred
The price reflects the time and kit the roof needs. The main factors are:
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
- House, block, shop or office
- Chimneys, valleys, parapets and other details
Every price we give includes VAT. Chimney survey starts from £150, including VAT. You will know the price for your survey before you book.
What we need to know
The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- What kind of property and roof it is
- Your postcode, so we can check access and travel
- What made you get in touch
- Your timetable, such as an exchange date
Unsure which package suits your roof? It is easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.
The survey, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most homes, a little longer where there are several stacks. Somewhere like East Hendred needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Before we arrive
- Mention any parking restrictions on your street
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
Getting a price
A quick phone call is normally the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
Advice
What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. For an older or listed building in a place like East Hendred, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

East Hendred: your questions answered
Do you survey roofs for landlords with property near Didcot Parkway station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.
Is my home in East Hendred listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Is a chimney survey the same as a flue inspection?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Which parts of the chimney do you look at?
The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
When to book a survey in East Hendred
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
People normally book a survey after spotting something like this:
- Worn or missing pointing
- Bricks with flaking faces
- Flashings pulling away from the stack
- Unused flues sealed without airflow
If you own a rental within reach of Didcot Parkway station, the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- What insurance they carry
- How much experience they have with roofs like yours
- Which limits apply to the survey
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

East Hendred homes and their roofs
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like The Hendreds Church of England School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Augustine of Canterbury: its roof may have old fixings, lead flashings and chimneys that need a closer look.
