Common roof problems in West Hendred

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

Signs worth acting on include:

  • Flashings pulling away from the stack
  • Eroded joints in the brickwork
  • Pots or cowls that look unsafe
  • Bricks with flaking faces

For an older house near a landmark such as Church of the Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a roof survey includes

Chimney surveys for homes and businesses in West Hendred

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. We survey lead flashings, flaunching and brick chimney stacks, and people most often book us about flaunching that has broken away and bricks with flaking faces.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

West Hendred questions

Does a conservation area affect roof work in West Hendred?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to West Hendred?

Yes, West Hendred is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.

How do I book a survey in West Hendred?

The quickest way is to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof. We survey seven days a week.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Roofs, chimneys and gutters in West Hendred

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

Anyone responsible for a site like The Hendreds Church of England School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Didcot Parkway station may find that a dated record of the roof is useful when planning maintenance across a let.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Rural addresses near West Hendred can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

How to prepare

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Make sure unused flues are capped with ventilation
  • Look at the chimneys with binoculars after a storm

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

What we look for on each type of roof

Flaunching

We often find flaunching that has cracked or broken away. It is typically a modest repair when it is caught early.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
