When to book a survey in West Hendred

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

It is worth booking a survey if you’ve seen:

  • Gutters full of debris and silt
  • Overflowing eaves gutters
  • Valley or box gutters that overflow inside
  • Choked outlets or hopper heads

If you own a rental within reach of Didcot Parkway station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Will they check the loft as well as the outside?
  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey
  • Whether the price includes VAT

What a good roof survey covers

Gutter survey in West Hendred

Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We survey valley gutters, downpipes and parapet and box gutters, and the problems we are asked to look at most are hoppers and outlets full of debris and leaks at the gutter joints.

Some older homes in villages like West Hendred are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

West Hendred: your questions answered

Is West Hendred within the area you cover?

Yes, West Hendred is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is my home in West Hendred listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Gutter surveys in West Hendred: local notes

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If your home is one of the older ones in the streets near Church of the Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like The Hendreds Church of England School: large buildings have long gutter runs and big roofs that need checking like any other.

Why it’s worth a survey now in West Hendred

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Older cottages and farmhouses around West Hendred can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

How the survey works

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, most surveys take between one and two hours for a house, and longer for a large or complex roof. Somewhere like West Hendred needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Leave a clear route to the loft
  • Let us know where we can park nearby
  • Agree roof access with the managing agent if it is shared

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Look out for overflows when it pours
  • Don’t leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year
  • Look for new stains on ceilings below valleys after rain

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

What a gutter survey does not cover

It is useful to know what a survey won’t do before booking:

  • Asbestos testing of old gutters, downpipes or soffits
  • Pipes below ground level
  • Hidden sections we can’t view safely

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
