Tips that help

Small things make a difference. Our tips:

  • Never stand on rooflights or fragile sheeting
  • Book a survey every few years
  • Keep people off the roof unless they need to be there
  • Note where water lies after a downpour

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.

Flat roof survey in West Hendred

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you’re worried about dips that suggest the deck is deflecting and blocked or damaged outlets, a survey will tell you what’s going on, on mastic asphalt, upstands and outlets and GRP fibreglass alike.

Older buildings in small places like West Hendred may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

FAQs for West Hendred

Is my home in West Hendred listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is West Hendred within the area you cover?

Yes, West Hendred is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How much does a flat roof survey cost in West Hendred?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. The written report follows by email.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around West Hendred, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Leave side gates unlocked
  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building

Local flat roofs in West Hendred

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If your home is one of the older ones in the streets near Church of the Holy Trinity, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like The Hendreds Church of England School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Didcot Parkway station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
