Flat roof survey in East Lockinge
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey GRP fibreglass, mastic asphalt and upstands and outlets, and people most often book us about blisters and bubbles in the covering and outlets that hold water back.
In a village or hamlet like East Lockinge, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Questions from East Lockinge
Will you come out to East Lockinge?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is East Lockinge in the area you cover?
We do. Every survey there gets the same written report with photos.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
How long is the visit?
That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. The report is sent afterwards by email.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Will the survey show why my flat roof is leaking?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause can’t be seen, we will say so and suggest what would help.
Flat and commercial roofs around East Lockinge
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
For any home in East Lockinge, it is the small, early fault that is cheapest to put right. If you live in an older home near Church of All Saints, the joins between later flat roofs and the old walls are where problems typically start.

Roof by roof
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

- Parts of the roof that aren’t safe to walk on or view
- An exact number of years the roof has left
- Whether the deck or joists are strong enough

What happens on the day
The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like East Lockinge can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Mention any parking restrictions on your street
- For flats, check roof access has been agreed
