What a flat roof survey does not cover

It helps to know what a survey will not do before you book:

  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

Flat roof survey in Rowstock

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are often asked to look into dips that suggest the deck is deflecting and blocked or damaged outlets, on single-ply membranes, upstands and outlets and EPDM rubber.

Flat roofs on exposed homes in small places like Rowstock take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Rowstock

Is my home in Rowstock listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Rowstock?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How long is the visit?

It usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks usually begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Flat roofs in Rowstock

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take a building like Harwell Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Didcot Parkway station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Rowstock is about 3 miles west of Didcot, in Oxfordshire. Anywhere in Rowstock, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. Rowstock is one of the places in Oxfordshire we cover for flat roof surveys. Our Oxford page covers surveys nearby.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Look for standing water a day after rain
  • Keep clear of rooflights and fragile roof sheets
  • Check that new brackets or units haven’t damaged the covering
  • Check ceilings under the roof for damp patches

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Rowstock, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Advice

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What a survey costs

Prices always include VAT. What changes the price is:

  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can safely be seen
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • The type of building and roof, like pitched or flat
  • Where any leaks, stains or damp patches show inside

To book a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

When to book a survey in Rowstock

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Signs worth acting on include:

  • Edge trims that have lifted or split
  • Standing water left after rain
  • Outlets choked with leaves and silt
  • Blisters and bubbles in the covering

If your home is one of the older ones in the streets near Church of St Matthew, flat-roofed rear additions and dormers added over the years are worth checking.
