Thermal roof surveys for homes and businesses in East Lockinge
Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We are frequently asked to look into heat escaping through the roof and ceilings that feel colder in places, on insulated roof spaces, pitched roof slopes and commercial roofs.
In a village or hamlet like East Lockinge, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the cost of thermal roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- The shape of the roof and its details
- The roof’s overall size
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.
Getting in touch
When you call or email, these details help:
- Access details, such as a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, such as pitched or flat
- Pictures of the roof from a safe spot, if you have them
Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What we cannot see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Insulation values or heat loss calculations
- Confirming water without moisture readings
- A structural engineer’s assessment
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Drones, thermal imaging and East Lockinge roofs
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
Around East Lockinge, as everywhere, small roof faults are simplest to sort before they let water in. For an older house near a landmark such as Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Practical tips
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Don’t climb onto the roof to look for leaks yourself
- Use the report as a baseline for later checks
- Ask us about the forecast if rain is expected
- Check outlets after heavy rain
Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
How it works
Every roof is different; as a rough guide, the survey takes about 1–2 hours for most houses, or half a day or so for a commercial building. You are welcome to ask questions while we are there. Somewhere like East Lockinge needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
Preparing for the visit
- Make sure we can get to the back of the property
- Keep pets in another room
- Agree roof access with the managing agent if it is shared
