Landlord roof surveys for homes and businesses in Catmore

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. If you’ve noticed flashings that have come away and damp or stains in top-floor flats, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Catmore are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Older roofs in small places like Catmore can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets in another room

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Catmore homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Around Catmore, as everywhere, small roof faults are simplest to sort before they let water in. Take an older house close to Church of St Margaret: its chimney, valleys and lead work are likely to be the parts that need attention first.

Catmore is about 6 miles south-east of Wantage, in West Berkshire. Catmore is one of many places we visit across West Berkshire. Our area takes in places right across West Berkshire, large and small. Our Reading page covers surveys nearby.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The structure in the way a structural engineer would assess it
  • Roof areas we weren’t given access to
  • Who pays under the lease (that is a legal question)

Questions from Catmore

How do I find out if my home in Catmore is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Catmore?

Yes, Catmore is one of the places we work. The survey and report are the same in Catmore as anywhere else, and visits run on weekdays and weekends.

Will you say whether the freeholder or leaseholders should pay?

No. The lease normally decides who is responsible and we don’t give legal advice. Our report gives an independent record of the roof’s condition to help those discussions.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.

Will the survey cover the whole building?

No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

How much is a landlord roof survey?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, ring 07833 053749 or email us.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

How the survey changes by roof type

Roof spaces and lofts

Access to the loft may be through a flat or a common area, so it needs arranging.

Party-wall upstands and parapets

Parapet walls frequently hide gutters behind them. They’re checked where safe access allows.
